Cebu Landmasters, a prominent Vis-Min property developer, officially launches its first Luzon office and unveils plans for a major expansion into the region's real estate market. The company has committed significant capital to develop both horizontal and vertical residential projects, targeting key locations in southern Metro Manila and closer to the city center.
Cebu Landmasters , Incorporated ( CLI ), a renowned Vis-Min property developer, is venturing into the Luzon real estate market. On January 22, 2025, CLI inaugurated its first Luzon office at the newly opened CWC Design Center along Arnaiz Avenue in Makati City, marking a significant expansion for the company. CLI has committed a substantial P12 billion to develop its initial two Luzon projects: a horizontal housing development in southern Metro Manila and a vertical residential project.
The horizontal development, budgeted at P7 billion (P5 billion for land acquisition and P2 billion for construction of at least two phases), will target the south portion of Manila, including areas like Batangas and Cavite. CLI aims to acquire expansive land tracts, potentially ranging from 50 to 100 hectares, to accommodate 5,000 to 10,000 homes. CLI's chairman and CEO, Jose Soberano III, emphasized the company's focus on larger properties, stating that their biggest housing development stands at 50 hectares in Cebu and another 30 hectares in Davao. The company's portfolio boasts diverse residential offerings, including its economic brand Casa Mira with subdivisions across Davao, Danao, Bacolod, Butuan, and Dumaguete, as well as Velmiro Heights in Minglanilla, Cebu, catering to the mid-market segment. Meanwhile, the vertical residential project will be situated closer to Metro Manila, with CLI remaining optimistic about the demand for end-user condos despite reports of oversupply.CLI's COO, Jose Franco Soberano, highlighted the company's unique position, entering the Metro Manila market with zero existing supply. This allows them to strategically target areas with strong demand. The vertical project will be mixed-use, incorporating a retail component alongside residential units. CLI has demonstrated its ability to deliver successful projects, with P8.2 billion worth of developments (1,664 residential units) launched during a specific period, achieving an impressive 89% sales rate as of November 2024
