The National Human Settlements Board (NHSB) has implemented a 2.3 percent cap on rental increases for residential units with a monthly rent of P10,000 or less. This new cap, effective from January 1 to December 31, 2025, represents a decrease from the previous year's four percent limit. The measure, aimed at protecting tenants, particularly those in lower-income brackets, was adopted following a recommendation from the National Economic and Development Authority (Neda).
THE National Human Settlements Board has established a maximum 2.3 percent increase in rental rates for residential units with a monthly rate of P10,000 or less, a decrease from the previous year’s four percent cap.The NHSB said in its press statement on Sunday, Jan, 5, 2025, that this new cap on monthly rentals for the subject residential units will be effective from Jan. 1 to Dec. 31, , under NHSB Resolution 2024-001.
Units with monthly rents exceeding P10,000 are not subject to this cap. Residential units include apartments, houses and land used for residential purposes, encompassing boarding houses, dormitories, rooms and bed spaces for rent , as well as spaces used for home industries or small businesses where the owner resides.If a unit becomes vacant in 2025, the landlord can set a higher rent for a new tenant, unrestrained by the cap.
