A Re/Max report is urging cities to ensure a balance between market, subsidized, mixed-income and co-ops housing.

The idea of the 15-minute neighbourhood, where residents are roughly a 15-minute walk, bike, or transit ride away from daily necessities, is a concept largely batted about by city planners and politicians, but now a major real estate industry player is coming to the table — a turn that one expert says could be a game-changer.

“Re/Max is the company that’s marketing their products, Re/Max is closer to the consumer, if you like, than they are,” said Greenberg, who consulted on the report. “ can’t afford in many urban centres, places to rent or to buy. And addressing their report specifically to small and mid-sized cities with the idea of helping them to avoid some of the crises and mistakes that have occurred in larger urban areas,” he said.

The report listed five key learnings, including the need for each neighbourhood to have a balance of market housing, subsidized housing, mixed income housing and co-ops. “Even without the affordability challenges Canadians are facing today, there’s going to be people that can afford to buy homes, there’s going to be people that can’t. And that doesn’t mean we shouldn’t consider their needs as well,” Alexander said.

Greenberg and other experts say people living close to where they work, shop, and explore has a host of benefits from environmental sustainability to affordability.
