A landmark Woollahra penthouse has fallen just short of a suburb apartment record, while a contemporary Toorak turnkey sold after 18 months on the market.
A penthouse in Woollahra’s 1919 Laluma building quietly sold four days before Christmas for about $14 million, in the blue-chip Sydney suburb’s second-most expensive apartment sale.
The five-bedroom Woollahra penthouse on Rosemont Avenue offers almost 600sq m of internal space across two levels.“People who have 2021 price expectations in mind are not meeting 2023 buyers, and the properties just aren’t moving.” Mr Cohen said. “Unless owners shift expectations, they’re not going to shift property.”
Buyers agent Sam Green, of Advantage Buyers Agents, said the penthouse transaction was a good outcome, despite the below-guide sale price. “I think it’s a strong result for a property that needs a lot of work and has been on the market a long time,” Mr Green said.The five-bedroom, four-bathroom and two-kitchen apartment designed by Joseland and Gilling architects occupies 586 square metres of internal space with an additional 186sq m of outdoor terrace area with harbour views and pool.
The $14 million penthouse sale comes close to the Woollahra apartment record, which stands at the $14.85 million set by Gail and Anthony Hirst when they purchased a Wallis Street penthouse from businessman Kevin Maloney and his wife Lesley.Meanwhile, in Melbourne’s Toorak, a striking mansion on prestigious Irving Road has sold for $12.8 million after 18 months on the market and three changes of agents following its initial $15.5 million listing in July 2021.
