As a gateway site, 1075 Leslie St. can help create larger precinct with connections to neighbouring condos, parks, and the Sunnybrook LRT Station.

It’s a proposal that supports the city’s plan to foster higher-density, mixed-use development on underused sites, especially those served by transit and infrastructure. And it’s to serve as a gateway to the Leslie St. corridor at its southern end, near Sunnybrook Park.

Rowntree, through Rowbry Holdings Ltd., plans to build create a mixed-use development, next door at 1075 Leslie St., now occupied by Lexus and Toyota dealerships. The plan includes five towers with 1,846 housing units, commercial space, connections to green spaces and to the new Sunnybrook LRT station. It’s going through the approval process.

As a gateway site, the Rowntree property is intended to be a catalyst to create a larger precinct with public connection points to neighbouring condos, parks and the Sunnybrook LRT Station stop, 70 metres away. “Currently, the developments to the north are disconnected from the LRT station and people have to walk through inhospitable environments to get there. Once this is complete, they can walk along a new street and pass by the park to get to the LRT.”
