Nothing brightens a dreary spring day like swinging a nine-iron after a relaxing dip. Not on an actual golf course, mind you, and certainly not in an outdoor pool. On this unseasonably chilly Toronto afternoon, the Imperial Club seems like the ideal place to do both.
Strolling past the spacious pool deck, Castellano points out the Imperial Club’s social and sybaritic diversions: A plush library lounge, a multi-purpose billiards and games room, a whirlpool spa, steam rooms, two small cinemas, and a pair of suites for residents’ overnight guests. At the same time, Castellano adds, “a larger condo community like this one dilutes maintenance costs, which allows us to keep fees at levels that also represent good value.”
While today’s condo marketing campaigns tend to emphasize expansive, upscale fitness amenities, the fact remains that municipal requirements compel developers to enlarge amenity space in lockstep with residential square-footage. The 27-storey building’s rock-climbing cave, meanwhile, will deliver an outdoorsy workout found at very few GTA fitness clubs. Increasingly, the management and design of these expanding spaces is being outsourced to local health and fitness specialists such as Innofit and Benchmark Group.
Stables points to a pair of Benchmark clients — Cityzen Development Group and Minto Communities — as examples of developers that get it right by adopting a “function before form” approach.
