If you want a quick sale and decent money, first things first – ditch the family photos.
Interior stylist Megan Robinson has styled properties ranging from units to Toorak mansions, and there’s one lesson she wants to impart to those planning to sell – put your things away.for sale since 2008, and her first rule is simple. “Number one is decluttering. Basic things like removing personal photos from frames,” she says.
And, says Robinson, that’s what clever styling is all about: making it easier for potential buyers to fall in love.Fellow stylist Kylie Espandiar, of KE Property Styling, agrees that decluttering is the most important first move. Don’t be afraid to use mirrors to add light and a sense of space, adds Robinson – just make sure they’re placed in sensible locations. That is, try to place them above a side table, rather than simply floating on an empty wall.Fresh flowers will also add a sense of colour and life, although Robinson says she often just uses foliage – it lasts longer and can gel with a more neutral palette.Charlotte Dub, design and styling manager at Bowerbird Interiors, suggests sellers work from the outside in.
Once inside, if your home has bold feature walls, it may not be a bad idea to give them a fresh coat in a more neutral colour, to expand buyer interest, Dub says.Robinson doesn’t like to use candles, and prefers a scented oil, but nothing too strong. She leans to Diptyque’s Baies diffuser. Otherwise, coffee scents are usually a safe bet.
Switching on lamps with warm light and removing any old furnishings that are heavy or dark also make a big difference in opening up a space, she adds.
