Architect Richard Garcia, co-founder and head of Garcia Lee Architecture and Design, gives these tips on how to select and/or renovate your private abode where you can comfortably live for the long term.First, he gives the basics of choosing a residential property. 'Can you see growth and harmony in the place you are looking at?' he asks.

'Are there many starting families, or are the houses in that location always empty? Is everything in harmony?'The second factor to consider is convenience. The location should be close to one's work or, in the case of families, the schools where the kids go to. Stores, shops, clinics, health centers, and other facilities vital to lifestyle, safety, and health should also be within walking or driving distance.Given climate change's emerging challenges, Garcia further advises, 'Does the location usually flood? Or has the government addressed that factor, and are roads in the area now improving? Is the place on or near an earthquake fault line?'If the place or location has a history of flooding, but the government has improved its drainage system, it would be best to consult an architect or designer to create 'flood-proof structures' that can protect the property. Sometimes, the house itself must be sculpted and elevated.Whether the home is being newly built or renovated, certain features might be customized to accommodate the needs of specific family members like the elderly. It is not uncommon for aging parents or grandparents to live with their home-owning children or grandchildren.'Your plan might revolve around your elderly,' says Garcia, 'and one of the most important things is mobility.'
